A packet template bundles the documents that always travel together. Mark each one required or optional. The signer opens one link, works through the documents in the order you set, and signs once per document.

Required documents are always included. The lease. The MSA. The offer letter.
Optional documents are on by default or off by default, and can be switched per packet. Pet addendum. Parking addendum. Equity agreement.

Board data

Your columns fill the paperwork.

Map monday.com columns to fields once. Every packet after that is built from the row. Rent, dates, names, addresses, and the item name itself go straight into the documents. Nobody retypes anything, so the lease always matches the board.

Variables pull from text, number, date, email, phone, status, and people columns.
Formatting adds a prefix or suffix, such as a currency sign, and translates column values into contract wording.
Conditional fields tick a checkbox or show a clause only when a column has the value you choose. "Pets allowed" on the board becomes the pet clause in the lease.

Signers

Every party, in the right order.

Packets have roles, not just recipients. Tenant, Landlord, Guarantor. Client, Account Manager. Candidate, Hiring Manager. Each role reads its signers from the board, signs its own fields, and can go in sequence or in parallel.

Several signers in one role. Two tenants on one lease? Two names in the column, two signing links, each with their own fields.
Signing order. Tenants first, landlord countersigns. Or everyone at once.
Fixed signers. The person who countersigns every time is set once and never mapped again.
No accounts needed. Signers get an email link and sign from any device.

Tracking

The board always knows where it stands.

Signing progress is written back to the item at every stage, so the status column is the answer to "where is the lease?" No tab switching, no asking.

A status for each moment. Created, sent, each signer done, fully signed. You pick the labels.
The signed PDF uploads to a Files column on the item, merged and complete.
A link column opens the live packet from the board.
Assignment can be tracked in a People column so the right teammate owns the follow-up.

Automation

Send with a status change.

Choose a status column and a value. When an item hits it, DocRunner builds the packet from the row and sends it. That is the whole workflow. If you would rather review first, turn auto-send off and DocRunner drafts the packet for a person to check.

Status trigger. "Approved", "Send Contract", "Ready to Sign". Your label, your column.
monday automations. DocRunner is also an action in the automation builder, for triggers like a date arriving or a form submission.
Re-trigger safely. Fix the row, set the status again, and the unsent draft is rebuilt from the new values.
Test mode. Run the whole flow on a dummy item with no emails sent.
